Obtaining Residence Visa Through Real Estate Purchase in the UAE
Investing in real estate in the UAE above a certain amount makes you eligible to apply for a residency permit.
Residency Permit duration is either two (2) or ten (10) years, depending on the amount of your real estate investment.
If your investment is at least AED 750,000 (roughly $204,000), you qualify for a two (2) year visa. Your spouse and your children under 18 years of age also qualify for a two (2) year visa.
If your investment is at least AED 2,000,000 (roughly $545,000), you qualify for a ten (10) year visa ("Golden Visa"). Your spouse, your children under 18 years of age, your unnmarried sons up to 25 years of age, your unmarried daughters of any age, and your children with disabilities of any age also qualify for a ten (10) year visa. Your parents also qualify for a one (1) yera visa.
Purchase of real estate can be facilitated through favorable mortgage options.
Residence Requirements and Visa Renewal
Visa Renewal depends on your visa type. If you obtain a two (2) year visa, you must visit the UAE at least once per every 180 days. Golden Visa holders can live abroad indefinitely.
The investor must be the owner the property, must be at least 18 years of age, must have verifiable income, must have no criminal record, must have no serious medical condition such as HIV, hepatitis, or tuberculosis.
You can renew your visa as long as you own the property.

6. The company must have a sufficient visa quota (dependent on legal structure, office space, and sometimes Emirate).
Obtaining Residence Visa Through UAE’s Golden Visa
The UAE’s ‘Golden visa’ is a long-term residence visa which enables foreign talents to live, work or study in the UAE while enjoying exclusive benefits.
UAE Goden Visa benefits include:
1. An entry visa for six (6) months with multiple entries to proceed with residence issuance;
2. A long-term, renewable residence visa valid for five (5) or ten (10) years;
3. The privilege of not needing a sponsor;
4. The ability to stay outside the UAE for more than six months ;
5. The ability to sponsor family members, including spouse and children regardless of their ages;
6. The ability to sponsor unlimited number of domestic helpers;
7. The permit for family members to stay in the UAE until the end of their permit duration, if the primary holder of the Golden visa passes away.
Golden visa requirements
Requirements for the Golden visa depend on the type of residence, whether investor, talent, entrepreneur, etc.
Investors in public investments:
If you invest in an investment fund, you may be granted a Golden Visa for a period of 10 years without a sponsor, subject to the:
1. Submission of a letter from an investment fund accredited in the UAE stating that the investor has a deposit of AED 2,000,000; or
2. Submission of a valid commercial licence or industrial licence and a memorandum of association stating that the investor’s capital is not less than AED 2,000,000;
3. Submission of a letter from Federal Tax Authority stating that the investor pays the government no less than AED 250,000 annually;
4. Own the invested capital completely; it must not be a loan; and
5. Provide proof of medical insurance for the investor and his/her family members(if any).
Entrepreneurs:
If you are an entrepreneur, you may get a Golden visa for a period of 5 years if you own an economic project of a technical or futuristic nature based on risk & innovation. In addition, you must have an approval letter from each of the following:
1. An auditor in the UAE stating that the project value is not less than AED 500,000;
2. The authorities in the Emirate stating that the project is of a technical or futuristic nature;
3. An accredited business incubator in the UAE to establish the proposed activity in the country.
Outstanding Specialised Talents:
Outstanding specialised talents include:
1. Doctors;
2. Scientists;
3. Creative people of culture and art;
4. Inventors;
5. Executives;
6. Specialists in scientific fields;
7. Athletes;
8. Doctoral degree holders; and
9. Specialists in the fields of engineering and science.
Subjects relating to engineering and science include:
1. Epidemiology and viruses;

If you have an outstanding specialised talent, you may get a Golden Visa for ten (10) years after meeting the requirements mentioned below for each category:
Doctors and Scientists:
1. An approval Letter from Ministry of Health and Prevention in the UAE to practice the profession of medicine (for medical doctors);
2. A letter of recommendation from Emirates Council of Scientists or a letter from Secretariat of the Mohammed bin Rashid Medal for Scientific Excellence stating that the applicant has been awarded the Medal of Scientific Excellence (for scientists).
Inventors:
1. A recommendation letter from Ministry of Economy stating that your patent has an added value to the country's economy;
Creative People in the fields of Culture and Art:
An approval letter from the department of culture and arts in the respective emirate.
